Who we are
Commercial properties are a different job, and we treat them that way
Most pressure washing companies clean houses and occasionally take a commercial job. We do the opposite. Our work is apartment communities, school campuses, shopping centers, office plazas, parking structures, warehouses, restaurants, hotels, healthcare facilities, churches and public properties.
Property managers and facility managers are our clients, and their concerns are consistent: keep the property safe and presentable, avoid disruption, protect the building materials, and stay inside the maintenance budget. Everything we do is organized around those four things.
What defines the work
Details that separate commercial from residential
Commercial from the start
MW Pressure Washing was built around commercial properties, not scaled up from residential work. That distinction shows up in the equipment we run, the size of the crews we field, the insurance we carry and the way we schedule.
Commercial properties have surface areas measured in tens of thousands of square feet, restricted access, live tenants and operating hours that cannot be interrupted. Those constraints drive every decision on a project, and they are difficult to accommodate for a contractor whose baseline is a driveway.
Minority-owned and MBE certified
We are a minority-owned and operated business with MBE certification and membership in the Georgia Minority Supplier Development Council. For property management companies, institutions, school systems and public agencies with supplier diversity requirements, our certification counts toward those goals while the work stands on its own merits.
We are also registered with the Better Business Bureau and the Georgia Chamber of Commerce.
Rooted in DeKalb County
We are based in Atlanta and work across DeKalb County every week — Decatur, Brookhaven, Dunwoody, Tucker, Chamblee, Doraville, Clarkston, Stone Mountain, Stonecrest, Lithonia, Avondale Estates, Pine Lake and the unincorporated communities between them.
Knowing the area matters more than it sounds. We know which corridors have older masonry that cannot take pressure, which districts have parking structures that only clear overnight, and which properties sit under enough tree cover to grow algae back faster than average.
How we quote
We quote commercial work after seeing the property. A phone conversation tells us the property type, approximate size and the operating constraints; a site assessment tells us the substrate condition, the soiling, the water access, the drainage and the staging plan.
That is why we take quote requests by phone rather than through a form. A two-minute conversation produces a more accurate starting point than any set of form fields, and it lets us tell you honestly whether the scope you are describing is worth doing all at once or better staged.
Safety, insurance and site conduct
Crews work in uniform, set out wet-surface signage and cones, protect landscaping and fixtures, manage hose runs so walkways stay passable, and clean up the staging area before leaving.
On occupied properties this matters as much as the cleaning result. Residents, students, patients and shoppers are moving through the site while we work, and the project should not create a hazard or a complaint.
Working with us
From first call to recurring maintenance
The same sequence applies whether the project is one storefront or a twenty-building apartment community.
- 01
Call and describe the property
Reach us at (404) 313-8900. We ask about property type, approximate square footage, surfaces, access and how the site operates during the day.
- 02
On-site assessment
We walk the property to identify surface types, substrate condition, soiling, water sources, drainage and staging. This is what makes a commercial quote accurate.
- 03
Written scope and schedule
You get a scope that lists exactly which areas are included, the method used on each, the sequence across buildings or levels, and the working window.
- 04
Work performed around operations
Crews work nights, early mornings, weekends or phased by building so parking, entrances, trash service and tenant access stay available.
- 05
Walkthrough and maintenance cycle
We walk the finished work with you and recommend a realistic recurring cycle for the areas that need it, rather than selling the same frequency to every property.
