Method, sequencing and site conditions

Soft washing where it matters

Most building elevations should never see high pressure. Soft washing applies a cleaning solution at low pressure, allows dwell time, then rinses — removing organic growth at the source rather than blasting the surface.

This is the correct approach for painted siding, stucco, EIFS, wood and many older masonry surfaces where high pressure risks driving water behind the finish or eroding the substrate.

Multi-story and multi-building work

Apartment communities, office buildings and institutional campuses usually mean several elevations across several structures. We plan access, water staging and sequencing so the crew moves through the site in an orderly way and finished elevations are not re-soiled.

Landscaping, signage, light fixtures and entry areas are protected and rinsed as part of the process.

What building washing will and will not do

Washing removes organic growth, film, dirt and surface staining. It does not repair failed coatings, resolve efflorescence caused by moisture movement, or restore pigment to sun-faded paint.

If a wall has an underlying material issue, we will tell you during the site assessment rather than after the invoice.

Will building washing damage paint or stucco?

Not when the correct method is used. Painted, stucco and EIFS surfaces are cleaned with low-pressure soft washing rather than high pressure, which cleans the surface without forcing water behind the finish.

How often should a commercial building be washed?

Most commercial and multifamily buildings in the Atlanta area benefit from exterior washing every one to two years. Shaded elevations and buildings under heavy tree cover accumulate organic growth faster and may need more frequent attention.

Can you wash occupied buildings?

Yes. Occupied apartment, office and institutional buildings are washed in sections with notice to occupants, protected walkways and same-day access restoration.
