Multi-building projects, one plan

We phase multi-building communities so only one section is affected at a time. Buildings are grouped by access and water supply, residents get advance notice through management, and each phase is finished and reopened before the next begins.

That approach keeps a 300-unit community fully operational through a week of work instead of turning the property into a construction zone.

Minimizing resident disruption

Breezeways are the front door for the units on that landing. We clean them in a way that restores access the same day, keeps stair routes available, and avoids pushing water toward doors, windows and personal belongings.

Management receives a schedule that can be turned into resident notices, and crews work in visible, identifiable fashion so residents know who is on the property.

The right method for each part of the community

Concrete breezeways and walkways get surface-cleaned with pressure. Painted siding, stucco and EIFS elevations get soft washed at low pressure. Pool decks and amenity surfaces are cleaned with care for coatings and pavers. Dumpster enclosures need heat and degreasing.

Treating a community as a single surface type is how properties end up with streaked siding and disappointed owners.

It depends on unit count, number of buildings and scope. A mid-sized community with breezeways, walkways and common areas is typically completed in phases over several days, with only one building group affected at a time.

Do residents need to do anything before service?

Residents should clear personal items from breezeways, landings and patios in the affected section. We provide the schedule in advance so management can distribute notices.

Can you clean the buildings without damaging paint?

Yes. Painted siding, stucco and EIFS elevations are soft washed at low pressure with cleaning solutions rather than high pressure, which cleans the surface without forcing water behind the finish.
