Approach

Sequenced building by building with resident notices posted in advance, so parking, entrances and trash service stay available throughout. Soft washing on siding and stucco, surface cleaning on concrete, degreasing at the pads.

Recommended cycle

Annual building wash, semiannual breezeways, monthly or quarterly dumpster pads.

Typical scope

  • Main entrance, canopies and covered walkways

Approach

Scheduled inside the summer window with the full campus available, which allows a single mobilization and continuous production instead of nights and weekends.

Annual during summer break, with entry and dining areas revisited midyear if needed.

Worked overnight or before opening so tenants are never blocked, with gum removal handled as a separate pass because it does not come up with a surface cleaner alone.

Cleaned overnight one level at a time with drainage confirmed in advance and hot water plus degreaser used on the oil accumulation at stall positions.

Cleaned door by door around active shipping, with hot water and degreasing on petroleum contamination that cold water cannot lift.

Annual or semiannual, with high-traffic dock positions more often.

Hot water and degreaser on the pad, with the front of house cleaned before opening so the dining areas are dry and ready for service.

How long does a commercial project take?

It depends on surface area, access and how much of the site can be worked at once. A single storefront or dumpster pad is a few hours; a multi-building apartment community or a full parking structure is typically several nights or days, sequenced so the property stays operational.

Do you handle recurring maintenance contracts?

Yes, and for most commercial properties it is the more economical approach. Maintenance visits are faster and cheaper than recovery cleanings, and a set schedule keeps the property from ever reaching a condition that requires one.
