Overview
What commercial pressure washing covers
MW Pressure Washing is a commercial exterior cleaning contractor working with property managers, facility managers and ownership groups throughout DeKalb County and Metro Atlanta. We clean the surfaces that tenants, students, shoppers and staff walk across every day — sidewalks, breezeways, entry plazas, parking structures, dumpster pads and building exteriors.
Commercial work is planned differently than small jobs. Surface area is larger, access is restricted, water has to be managed, and the property has to keep operating while the crew is on site. Every project starts with a site assessment so the scope, sequence and schedule are agreed before equipment arrives.

How the work is done
Method, sequencing and site conditions
Built for large surface areas
Commercial properties are measured in tens of thousands of square feet, not a few hundred. We bring the water capacity, surface cleaners, hose runs and crew size needed to finish large concrete areas in a predictable window instead of stretching a project across weeks.
For multi-building sites we sequence work building by building so parking, entrances and trash service stay usable throughout the project.
The right method for each surface
Not every surface should be hit with high pressure. Hard concrete and industrial surfaces respond well to pressure and heat. Painted siding, stucco, EIFS, wood and many building facades are cleaned with low-pressure soft washing and appropriate cleaning solutions instead.
We select the method based on the substrate, its condition and the type of soiling present — organic growth, traffic film, grease, gum or general weathering.
Scheduling around property operations
Retail centers clean best before opening. Schools clean best on breaks and in summer. Apartment communities need breezeway access restored the same day. Warehouses need dock doors kept in service.
We schedule around the way the property actually runs, including early mornings, evenings and weekends when that is what the site requires.
Working with us
From first call to recurring maintenance
- 01
Call and describe the property
Reach us at (404) 313-8900. We ask about property type, approximate square footage, surfaces, access and how the site operates during the day.
- 02
On-site assessment
We walk the property to identify surface types, substrate condition, soiling, water sources, drainage and staging. This is what makes a commercial quote accurate.
- 03
Written scope and schedule
You get a scope that lists exactly which areas are included, the method used on each, the sequence across buildings or levels, and the working window.
- 04
Work performed around operations
Crews work nights, early mornings, weekends or phased by building so parking, entrances, trash service and tenant access stay available.
- 05
Walkthrough and maintenance cycle
We walk the finished work with you and recommend a realistic recurring cycle for the areas that need it, rather than selling the same frequency to every property.

Questions
About commercial pressure washing
What is the difference between pressure washing and soft washing?
Pressure washing uses high water pressure to lift soiling from hard surfaces such as concrete, brick and industrial substrates. Soft washing uses low pressure with cleaning solutions to remove organic growth and film from more delicate surfaces such as painted siding, stucco, EIFS and many building facades. Most commercial properties need both across different parts of the site.
How often should a commercial property be pressure washed?
It depends on traffic and exposure. High-traffic retail and restaurant sidewalks often need monthly or quarterly attention, apartment breezeways and common areas are commonly cleaned one to two times per year, and building exteriors are typically cleaned annually or as needed. A site assessment gives you a realistic schedule for your property.
Do you work with property management companies?
Yes. Most of our work is coordinated with property managers, regional managers and facility directors, including recurring maintenance across more than one property.
Do you provide a site assessment before quoting?
Yes. For commercial properties we walk the site, review surfaces and access, confirm water sources and scope the work before issuing a proposal.
