Drainage-aware cleaning procedures
Garage drains connect to systems that cannot accept unmanaged runoff loaded with oil and debris. We confirm drainage conditions during the site assessment, capture and direct water appropriately, and remove solids rather than washing them into the system.
Level-by-level scheduling
Garages rarely close. We clean one level or one section at a time so the structure keeps functioning, coordinating with property staff on signage, cone plans and resident or tenant notice.
Overnight and weekend work is common for office and hospital garages where daytime occupancy is high.
What comes off and what does not
Hot water and degreasers remove exhaust film, dirt, tire scuffing and most oil accumulation. Decades-old oil saturation in the same stalls will lighten significantly but may remain visible.

Does the garage have to close during cleaning?
No. Garages are cleaned level by level or section by section so the structure stays in service. We coordinate closures of individual areas with property management in advance.
How do you handle water and oil runoff in a garage?
Drainage conditions are confirmed during the site assessment. Water is directed and managed, solids and debris are removed rather than flushed into drains, and degreasing is handled in a controlled way.
How often should a parking garage be cleaned?
