Overview

What dumpster pad cleaning covers

Dumpster pads collect grease, food waste, leachate and organic material that no other part of a property produces. Left alone, the pad stains, attracts pests and produces odor that carries to nearby tenant entrances and patios.

Pad cleaning is one of the highest-value recurring services on restaurant, grocery and multifamily properties.

Surfaces and areas

What we clean under this scope

Scopes are written per property, but these are the areas this service normally includes.

  • Concrete dumpster and compactor pads
  • Enclosure walls and gates
  • Approach aprons and tipping areas
  • Grease and leachate accumulation
  • Organic buildup and residue
  • Adjacent curbs and drain surrounds
  • Compactor surrounds
  • Service corridors leading to the pad

How the work is done

Method, sequencing and site conditions

Hot water and degreasing

Grease-laden pads need heat and appropriate degreasing agents. Cold water alone moves the contamination around rather than releasing it from the concrete.

Contamination control

Service area cleaning creates dirty water. We manage runoff so contamination is not pushed into storm drains, adjacent parking or tenant areas, and solids are collected rather than dispersed.

What pad cleaning is

This is exterior pressure washing and degreasing of the pad, enclosure and surrounding concrete. It removes buildup and substantially reduces odor sources. We do not present it as a certified sanitization or disinfection service.

Working with us

From first call to recurring maintenance

  1. 01

    Call and describe the property

Reach us at (404) 313-8900. We ask about property type, approximate square footage, surfaces, access and how the site operates during the day.

  2. 02

    On-site assessment

We walk the property to identify surface types, substrate condition, soiling, water sources, drainage and staging. This is what makes a commercial quote accurate.

  3. 03

    Written scope and schedule

You get a scope that lists exactly which areas are included, the method used on each, the sequence across buildings or levels, and the working window.

  4. 04

    Work performed around operations

Crews work nights, early mornings, weekends or phased by building so parking, entrances, trash service and tenant access stay available.

  5. 05

    Walkthrough and maintenance cycle

We walk the finished work with you and recommend a realistic recurring cycle for the areas that need it, rather than selling the same frequency to every property.

Questions

About dumpster pad cleaning

How often should dumpster pads be cleaned?

Restaurant and grocery pads are commonly cleaned monthly or quarterly. Apartment and office pads are often cleaned quarterly to semiannually depending on volume and enclosure design.

Will cleaning eliminate the odor?

Removing grease and organic buildup removes the source of most pad odor and makes a substantial difference. Odor originating inside the container itself is a separate issue handled by the waste hauler.
